A true Diva that signifies the name is the one and only Cher also known as Cherilyn Sarkisian was born on May 20 1946.She achieved popularity in the 1960s as a musician with her second Sonny. Their group was named Sonny and Cher. They established themselves in the pop and rock music scene. As the years passed she reached greater heights. She firstly was recognized as a solo act; eventually she became a television starlet in the 1970s and then in the 80s debuted as a film actress.
This was only a start for this brilliant performer as she established himself as a force to be reckoned with when her single Believe sold over 3 million copies this is the greatest selling singer by a female artist. It also benefited the company Warner brothers immensely and went on to sell 10 million copies worldwide. She is also in the Guinness hall of fame known as the oldest singer whose singles achieved fame and popularity. She was also honored for giving hits back to back throughout her wonderful career. Her career spanned 40 years and with no signs of stopping she is heralded as the finest pop musician ever too step into the music scene and is known all around the world. She is also known as being the biggest selling artist of all time with her record sales going through the roof, having sold 275 million records worldwide. Right now one can enjoy her performances in Las Vegas on her show titled Cher at the Colosseum.
But life was not always this easy for her as she was not born to a very rich family. Her father was a truck driver and mother wanted to be an actress. She suffered a lot as a child as her parents divorced when she was young. She was handed to her mother who took care of her. Eventually her mother married again. Due to some problems her mother placed her in foster care for a time being. Also not many people know this but Cher suffered from the illness known as dyslexia. So her childhood and past was not filled with too many beautiful memories.
But still she struggled and achieved what she wanted to be. If one says that she was only a singer I would be lying. She was also an actress which is mentioned above but apart from that she was a song writer and produced records. Her name is etched in the Hollywood Walk of Fame and she has won many awards such as the Grammy, Emmy and many more.
She has faced all hurdles one could face and came out on top. Not only has she been most successful as a musician but as a writer, producer and actress as well. She has done various roles and has a huge fan following worldwide. With the rate at which she is going it looks like she will never stop.
More information about Cher Tickets

INVESTORS in self-storage stocks finally have some gains to stow away.

The four real estate investment trusts that together own and operate about 12 percent of the facilities nationwide — most of the other properties are mom-and-pop operations — has soared about 31 percent, on average, this year through Thursday, after finishing 2007 with a nearly 25 percent loss.

This year’s returns far surpass those of all other property REIT categories as well as the broader stock market. Equity REITs are up around 10 percent so far, on average, while the Standard & Poor’s 500-stock index is off about 5 percent.

Why is self-storage suddenly in favor?

Some investors believe that these dividend-paying companies will benefit from the housing crisis. They expect that the ranks of renters will swell as more people leave foreclosed homes or postpone buying their first homes because of tighter credit and falling values, and that those people will need repositories for their excess bric-a-brac.

Industry analysts agree that the sector is likely to hold up well through these economic woes. “It is recession resistant,” said Michael Knott, a senior analyst at Green Street Advisors, the investment research firm. “More economic distress causes people to rent more, and, in fact, one of the storage companies said recently that Detroit was one of the best markets.”

Indeed, Detroit had the highest foreclosure rate among the nation’s 100 largest metropolitan areas last year, with nearly 5 percent of its households in some stage of foreclosure, according to RealtyTrac.com, the online foreclosure listing service. RealtyTrac put the average nationwide rate at 1.03 percent as of Dec. 31, up from 0.58 percent at the end of 2006. Also high on the list were Las Vegas, Miami and Denver, along with several boom-and-bust cities in California.

But housing is only part of the story in self-storage, analysts point out. “It correlates to transition,” said Michael J. Salinsky, a REIT analyst at RBC Capital Markets.

Demand for storage space is often precipitated by life’s passages — marriage, divorce, retirement, enlistment in the military. In addition, use by small businesses has been growing, particularly by those that operate online. “Small businesses need off-site storage, for upsizing and downsizing,” Mr. Salinsky said, “and so do people working from their homes.”

In the last decade, he said, self-storage revenues have grown 4.4 percent a year, on average, compared with average growth of 3 percent a year for most other commercial real estate sectors.

This steady cash flow, which seems to transcend both good and bad economic times, is attractive to investors. During economic downturns, many investors look for such reliable income, engaging in a “flight to safety.”

“This is a cash-flow-driven business that has a low break-even point — expenses are low even if occupancy rates are not high,” said R. Christian Sonne, the managing director of the self-storage industry group at Cushman & Wakefield, which provides various consulting services for the sector.

A concrete-and-steel storage facility is typically far less expensive to build and to operate than, say, an office building or shopping center. There are, of course, the standard expenses associated with real estate, like utility costs, property taxes, insurance and payroll, but not too much more.

And after “a huge building boom in the early 2000s,” Mr. Sonne said, the development pipeline has been slowing of late, which is also reflected in the newfound resilience of the self-storage sector.

“The barriers to entry are becoming more difficult,” Mr. Sonne explained.

For one thing, financing for new structures is harder to get, he said, while zoning is stricter in many communities, which seem to prefer property types that might generate more jobs and tax revenue.

Still, plenty of storage space already exists. By the Self Storage Association’s estimate, there are around 51,500 primary facilities nationwide, as well as another 8,400 mini-storage places, or, as the association broke it down, almost seven square feet of rentable space for every person in the United States. A vast majority of this $220 billion industry, however, is made up of small businesses, making it the most fragmented among commercial property types.

Perhaps because of that fragmentation, “this is probably one of the sectors that is least understood,” said David Harris, a REIT analyst at Lehman Brothers.

Mr. Salinsky agreed, though he added that “in storage, you have to be a very dynamic operation to get the returns out of the property.” And that might include offering customer incentives like $1 rents for the first month and ancillary services like moving supplies and truck rentals. (A 10-by-10-foot space rents for less than $100 a month, on average, according to Mr. Sonne.)

The stock market has been fairly flat since the beginning of December, and that means its a good time to assess your relationship with your investments. This is a good time to look at your entire relationship with the market. It doesn’t matter whether you trade stocks, options, commodities, or even Forex. It’s a good time for a little self reflection.

The first thing to do is determine what your actual motivation for trading is. What is the reason behind your specific strategy? Maybe your strategy is to hand your money to a major broker like Smith Barney, AG Edwards, Fidelity, or any of the others. Does that mean that your main strategy is to not deal with investing… to just give your money to someone else and let them hopefully make money for you. Maybe your strategy is to put your money with a company like Scottrade, eTrade, or Ameritrade and actually make the trades yourself. Are you doing that for the thrill of winning and losing kind of like Las Vegas? Maybe you do it to have something to impress your friends and co-workers with. It’s importantthat you understand your underlying motivations. The ones beyond the automatic response of wanting to make riches.

With that bit of self analysis under your belt, it’s an excellent time to ensure that your trading mode is in order because the market will not stay flat forever. Now is the time to put together a winning trading methodology. Here are some ideas to help you be ready for the up swing in the market.

No matter why you trade, you’ve got to divorce your emotions from your investing. If you get excited when you win and sink into the pits of depression when you lose, then you will find out that you lose and lose and lose. Really, this emotion-based trading is a lot like a compulsive gambler. So act like an android and get your emotions out of the picture.

Now that you are clear about your motivations and have your emotions out of the picture, decide on your goals for trading. There are a few basic things to think about. How much time are you ready to spend on your investments? How much ROI are you looking for? How much risk will you assume on the money you invest… in other words, how much are you willing to lose? How much are you willing to spend on learning to invest? Come up with a statement of objectives in the form, “I am ready to invest ____ dollars and I am looking for a ____ percent annual return on my investment where I spend ____ hours per week/month managing my investments after spending _____ dollars and ______ hours learning how to invest.”

Next you need to do some reality checking on your goals. If you are looking for a risk free investment returning 100% annually, that is not likely to be found. This is also a great time to see how effective the investment techniques you have been using really worked.

Next, come up with your overall investment strategy for moving forward. Are you going to put your money in a bank? Are you going to put some money into guaranteed municipal bonds and some into mutual funds? Get specific about how you intend to reach your objectives.

Before you actually invest a dime, you’ve got to have an investment plan. The investment plan defines when you will actually put your money into an investment and when you will take your money out of an investment. If you are investing in a stock, then this plan will tell you when you should invest in the stock. What value should it be at? What should it’s recent history look like? Does the performance of the stock meet certain technical analysis criteria? Does the company meet some fundamental analysis criteria? Your plan should also tell you when to sell the stock. That tells you the risk you are taking. If you purchase 100 shares of a stock for $50 and are only willing to risk 100 dollars, then you must exit if the stock drops by $1. That’s not a very good plan, but it gets the idea across.

Many people don’t think they need a plan for things like mutual funds or 401K plans with their company. Frankly, those are the people that lost the most between June and December 2008. The plan that you make should get you the results that you seek in terms of ROI and risk. That’s why it’s called a plan.

Successful traders follow their investment plans to the letter… and this is where the android mind comes in. If you prepared your plan correctly, then if you follow it to the letter you will get the results that you seek. It’s really strange though, that most people stop following their plan. The winning technique consists of three steps. Follow the plan, follow the plan, and follow the plan.

After you exit the investment, then you need to do a de-briefing in your own mind. Take a look at what happened, how your plan served your objectives, and what you could have done better. With this simple analytical approach to investing you will be much more successful no matter what your overall investment strategy.

THE OPPORTUNITY – Foreclosures are at their highest level ever. In Las Vegas, NV, in the 1st quarter of 2008, 72% of all real estate closings were foreclosures. In Stockton, California, foreclosures represented 45% of all real estate closings for the same period of time. In 2009, foreclosures have escalated across the country providing great opportunity for investors.
FORECLOSURES – Have been around forever, but are in greater abundance today than ever before. How did this happen? Homeowners were under qualified. They took on too much debt. They were hoping for appreciation. The market lost steam. Many owners simply walked away from properties that were worth less than they paid.
THREE PHASES – Foreclosures are divided into 3 phases: Pre-foreclosures, Auctions, and REO’s. Knowing the difference between these phases drastically increases your chances for “Cash At Closing”.
WHY INVEST? – Opportunity, opportunity, opportunity. The trend is for foreclosures to grow. Falling property values. ARM’s resetting. Notes coming due. Lower interest rates. And, unstable markets and economy. However, knowing what to buy and when to buy is crucial.
REASONS WHY – Job losses. Need for cash. Business failures. Divorce & Death. Mortgage resetting. Job transfers and relocations to new areas in order to secure jobs. And finally, out of state owners.
PRE-FORECLOSURE – Locating or discovering properties that are in default prior to their going on the auction block. Learn the reason why property is in default. You as an investor may be able to help by taking an equity position in the property. You can actually solve borrowers’ problem and earn money for yourself at the same time.
FINDING FORECLOSURES – There are many ways in which to find foreclosures. Classified Ads, Legal newspapers, Attorneys, FSBO, Realtors (Short sales/REO’s), Auction companies, IRS auctions, Government auctions (DEA seizures), Bankruptcies, Probate Courts, and County courthouses.
IDENTIFYING – Target which phase of the foreclosure market you want to work. Decide how you will find foreclosures. Identify the best choice of funding options and, Identify your exit strategies. This brief outline sets out just some of the building blocks you will need to be successful in creating wealth through foreclosures.

With interest rates at record lows and the stock market looking too vanish for small investors, many citizens are putting money in an asset they understand — real estate.

More than a million foreclosed and “distressed” properties are estimated to strike the marketplace this year, from two-bedroom starter homes to 20-room mansions. But while the banks that own many of them are currently preparing to market them in masse at auction, majority of the finest properties will be sold long prior to the hammer comes down.

One of the finest places to invest is in foreclosures and bargain residential real estate. But anybody considering buying a foreclosed house must not forget about paying pennies on the buck. For the majority consumers, however, the foreclosure process can prove to be long. Good buys are obtainable, but they require examination, preparation, patience and persistence.

Foreclosures have been around forever, just right now there absolutely more of them (a lot more). Seasoned and novice investors choose to invest in foreclosures at this point.

In 2004 the total of foreclosures was 2% of the absolute sales in the US. In the first quarter of 2008 foreclosures accounted for 30% of the entire sale. During the first quarter of 2008 in Stockton CA 72% of its sales was in foreclosure. In Las Vegas in the first quarter of 2008 45% of property closed was in foreclosure. So you can foresee why there is so much appeal in foreclosures.

Now the reason why they (foreclosures) are so eye-catching is because if you are going to be triumphant in real estate investing you need to work with a motivated seller. And their aren’t any more motivated sellers than persons who are going to lose their house for the reason that they can’t generate the payment.

Prior to this moment foreclosures where typically as a product of divorce, unemployment and health bills. In addition to these frequent reasons now it’s additionally a product of the ARM (adjustable rate mortgage) been set from a low interest rate to a high interest rate making the payment higher and maybe unaffordable for the house proprietor and property cost dropping and leaving no equity.

So why invest in foreclosures? Simply, foreclosures are at a all time peak. Which gives you a outstanding opportunity. High instantaneous profit margin for the well taught investor. You can obtain at a steep markdown in many cases. Finding profound discounts are up because borrows are defaulting on their subprime loans. ARMs are resetting to elevated percentages, fallen property values, balloon notes becoming due, unstable money markets and security markets causing monetary losses in uncertain economy which leads to layoffs. There is continuously a steady supply of fresh property. Foreclosures are really not understood very well. Some property can be purchased with little of your on money. Plus, banks don’t wish for these properties so they choose to get rid of them as quickly as feasible.

Bank-owned properties offer the safest deal for inexperienced foreclosure buyers. There’s no danger. There are no taxes, no liens, no tenants to force to leave.”

#5 Coast to Coast

Dyan Cannon and Robert Blake star in this 1980s film. Madie, the lead character, hitches a ride with a financially struggling haulage worker, Charles Callahan.
#6 High Ballin’

This 1978 movie deals with issues arising from transport contracts and haulage work. Jerry Reed and Peter Fonda star as two truckers who engage in battle with a thug-run haulage company who want to put independent truckers out of business, hijacking and abusing the innocent victims.

#7 Citizens Band

Paul Le Mat and Candy Clark star in this trucking comedy, revolving about a local radio station. A lead character, Charles Napier, is a delivery worker who becomes the victim of a trucking accident. During his hospitalisation, a series of hilarious consequences unfold.

#8 Duel

Dennis Weaver stars in the Spielberg thriller as a pleasant salesman on the road, who has the unfortunate experience of encountering a rogue trucker. Weaver accidentally enrages this aggressive haulage worker, and a dangerous chase follows.

#9 Steel Cowboy

Clay Pfanner is the trucking star in this movie. Faced with the prospect of losing his truck due to outstanding debts which he cannot pay, his fellow trucker, K.W. offers him a contract transporting cattle. Clay decides to take a chance and hope for the best, and they engage in attempts to haul cattle.

#10 Over the Top

Starring the legendary Sylvester Stallone, this film tells the story of a struggling haulage worker who needs to rebuild his life. Trying to establish a firmer bond with his only son, Lincoln Hawk (played by Stallone) takes part in a national arm wrestling competition taking place in Las Vegas.

Marriage is a wonderful commitment between two people but it also has its ups and downs. Couples that have been married for any length of time will agree to that! With divorce occurring in more than half of all weddings, it is important to appreciate your spouse and to celebrate the number of years you have been with each other.

Renewing wedding vows is a wonderful anniversary gift you can give to each other. It can be done for your first anniversary or something you save for milestones. Some people do it every five years as a way of showing their ongoing commitment to each other. Others opt for it at 10 years, 25 years, or for their 50th anniversary together as a married couple.

The decision is completely up to you and it doesn’t have to be expensive to take part in this. You can get your close friends and family together for an outdoor celebration or you can have a formal occasion. If you didn’t get the classy wedding you wanted originally for one reason or another then this can be the opportunity for you to do so.

Many people will attend your event to see your renew your wedding vows. There is something about the love between a couple that is shown in such an event that can bring hope to the lives of others. If you have children then they will also enjoy seeing their parents take part in such a loving experience.

During a vow renewal ceremony you can go with the traditional vows or you can choose to write your own. Many couples love the idea of creating their own so they can express the deep love they have for their partner. That is often a love that has grown in many directions since the first time they took their vows.

You can also get a nice vacation with a wedding renewal package. Some of the best locations for this include Las Vegas, Hawaii, on a cruise ship, and any where that the two of you have spent a memorable time together in the past. It could be where you first met or where you initially got married.

There are couples that decide to renew their wedding vows after some type of crisis has occurred in their lives. That could be a trigger point where they find they may have taken the other for granted over the years. By renewing vows, it can wipe that slate clean and give a fresh perspective to your life together.

Renewing your wedding vows isn’t something you need to take legal action for. Therefore, you don’t need a member of the clergy to perform the service for you. If that is something you like then ask them to do so. Most of them will be very happy to be a part of such a ceremony.

You can take the opportunity to do the ceremony on your own as a couple. You can also ask friends and family members to be involved with it on your behalf. It is fun and exciting to renew wedding vows, so make it what you would like for it to be. Allow your creative side as well as your adventures as a couple to guide you.

Deciding on a terrific wedding anniversary gift can be very difficult. Asking your spouse to renew the wedding vows with you is one that they will always cherish. It gives them the message that in spite of all the ups and downs they are the person you continue to want to be with. It tells them that if you had it to do all over again you wouldn’t change your decision to marry them.

Hi Everyone,

Well, I looked through my old video collection and have tried to pin-point my absolute top 25 videos. I would be interested

if you would advise me of your favourites so that I can expand my horizons a bit.

Here we go,

1. Trois Couleurs: Blanc – In which a sexually disfunctional Polish man (Karol) is divorced by his wife, is smuggled back from Paris into Poland in a suitcase and gradually builds his fortune and returns to Paris to consumate his marriage, bolstered by his newly found confidence.

2. The Hours – Painful drama linking 3 women accross 3 generations, all linked through the novel ‘Mrs Dalloway’ by Virginia Woolf. Ed Harris is my favourite character in this.

3. Chocolate – Powerful drama about a woman and her child who can’t settle down, a village who can’t accept new things and the eventual marriage of the two.

4. Frailty – A strange movie that I have trouble explaining why I like it.

5. Girl, Interrupted – A bit like the female equivalent of One Flew Over the Cuckoo’s Nest.

6. Withnail and I – A bit like my life with my husband, who’s a mad artist

7. Fear & Loathing in Las Vegas – Just a good film about all the stuff that scares polititians – Dropping out and the madness that can follow. Johnny Depp and Benicio del are great !

8. Brazil – Surreal story about a time where the great and good are obsessed with paperwork and facelifts and the terrorists are people who blow things up, mainly air conditioning systems.

9. Being John Malkovich – Lovely concept, Puppeteer moves up a notch from street puppetry to human control. I like the concept of selling tickets for people to step inside someone elses head.

10. Short Cuts – A sad collection of lives. A little boy is run down, his parents are terrorised by the local cake maker, some guys on a fishing trip find a body, The boy’s long lost grandfather drops by and spends the entire film talking to others about his son’s achievements and how great his grandson is, but finds it impossible to enter the childs room … all in all I find this film complex, funny, sad and a little disconcerting.

11. Fargo – Lovely tale of a heavily pregant small town sheriff who sets about cracking a kidnap scam in a wonderfully dogged manner. Yaaaaaah !

12. Dirty Pretty Things – I’m English and I can’t help but find this story fascinating. It’s a subtle portrail of the lives of people who sadly fall under the radar in the UK.

13. Amelie – OOOOH ! I know this area of Paris very well, and the mixture of a location that I love and characters that are so dreamy really makes this my favourite film ever.

14. Man on the Moon – The life, comedy and friends of Andy Kaufman. Just a great laugh / cry movie.

15. Magnolia – Like ‘Short Cuts’, this is a movie of complexity. This is lifted a bit higher than Short Cuts for me, mainly due to the excellent interjections of weirdness (i.e. a boy jumps from a building in a suicide attempt, only to be shot as he passes a neighbours window and a downpouring of frogs, no rain … just frogs).

16. Dog Soldiers – Nothing flashy in this movie, just the depiction of true British grit … oh yeah, and lots of werewolves !

17. Pulp Fiction – Everyone loves this, so no need to explain.

18. Dirty Dancing – Another that most have seen, but I thought it was important to include as a tribute to Patrick Swayze.

19. Breakfast at Tiffany’s – Lovely story about the carefree and aptly named Holly Golightly and her life which borders on professional escorting.

20. Bad Lieutenant – Harvey Keitel is excellent as a cop who can’t win a bet to save his life and the increasing mess he is in when he tries to lay off his bets on the National League Championship Series. He falls into a world of depravity, drugs take his mind and the investigation into the rape of a nun takes his soul. Too many great scenes to mention.

21. The Matrix – Great entertainment. I think the sequels lost their way a bit, but the first [for me] was spot on.

22. The Net – Sandra Bullock at her best. Somehow this tacky film has really got me and I can watch it over and over.

23. Natural Born Killers – Characters, Acting, Storyline, Cinematography, this film has it all.

24. Manhattan Murder Mystery – Simply superb Woody Allen movie. Subtle action, neurotic tension and great location.

Oh no, I’ve got one more place and about 30 films to put in it … I wanted to list something like Twister, Hackers or Flatliners …

but in the end I went for a slushy Brit movie …

25. Truly Madly Deeply – Anthony Minghella at his finest I think. A beautiful portrail of grief and the slow recovery process.

Well, I hope you’ve enjoyed these. Please leave me your favourite films and I will try and get hold of them and broaden my film knowledge.

Many thanks for reading this … Bev Hall ( Book-keeper by day, Film Buff by Night )

Tiger Woods will appear on the sofa of talk show queen Oprah Winfrey after his scandal? Will he be with Elin Nordegren, the wife on whom he cheated, by his side?

The Oprah strategy is under discussion in Camp Tiger as a series of tawdry new claims emerge about Woods’ alleged infidelities after he admitted unspecified ”transgressions” and ‘’sins” last week.

In the most recent, it emerged over the weekend that an unnamed waitress at a ”VIP cocktail bar” in Orlando has hired a lawyer as she prepares to go public with claims of an alleged two-year affair that began in 2004 when she was 20, according to celebrity news website TMZ.

There were also reports of several other alleged affairs in the US and one some years ago in London, purported to have been with an unmarried television newsreader.

Over the previous few days, he had been linked in a string of reports to Rachel Uchitel, a New York party planner, Jaimee Grubbs, a Los Angeles cocktail waitress, and Kalika Moquin, a Las Vegas club marketing manager.

A financial deal was reportedly under way to secure the silence of Ms Uchitel, whose sexual encounters with Woods were allegedly fuelled by a prescription sleeping drug, Ambien (which is said to enhance sex in the minutes after it is taken), according to her friends quoted on website radaronline.

Meanwhile, Ms Grubbs said she had racy texts and voice messages to prove she had had a 31-month affair with Woods.

The latest claims come as lawyers for Woods and Ms Nordegren negotiate an upgrade of the ”prenuptial” agreement signed before their Barbados wedding in 2004.

While it is usually divorce that hits the famous hard in their wallets, Woods will have to dig deep just to keep the mother of his two young children married to him.

Ms Nordegren will receive an immediate $US5 million ($A5.46 million), with staggered payments worth up to an additional $US55 million if she stays with her husband for another two years, a lawyer familiar with the negotiations told The Daily Beast website.
